Social Impact: Returns that make a difference
Simpact is a leading impact investor and advisory firm creating needs-led homes that add social and economic value to communities across the UK.
Simpact
Alongside our trusted partners and Local Authorities, we own and asset manage a dynamic social housing portfolio across England and Wales.
We are a socially responsible landlord and asset manager – you can read about our ESG commitment here. We provide value for money with rents set at affordable levels.
Affordable housing
In response to the long-standing housing crisis that many individuals are facing, we are committed to delivering affordable homes, to ensure individuals with low incomes can access suitable housing provisions to reduce the risk of homelessness and housing insecurities. We have taken a collaborative approach in providing solutions to the complex issues surrounding affordable housing provisions.
Senior living
With an ageing population, there is an approaching crisis driven by a severe supply and demand imbalance within the senior living housing provision in the UK. We have created a later living portfolio of properties that provide a mixed tenure across senior housing, ranging from more traditional retirement home models to more responsive later living rental model options. They all meet the environmental designs and local level connectivity requirements that are essential in maintaining independence.
Social infrastructure
In meeting our targets to reduce social isolation and promote social integration, key to the development of our affordable housing provision, is the design and location of our housing. Creating a person-centred approach, throughout the procurement and developmental stages, we make certain that local and strategic considerations are made, ensuring good access to education, faith centers, sports & recreation facilities, health provisions, community engagement initiatives and emergency facilities.
Socially responsible
Our approach to environmental, social, and corporate governance.
Environmental
When considering property conversion objectives we aim to increase EPC ratings post-acquisition, to achieve a minimum rating of C.
We have portfolio-level targets to achieve decarbonisation objectives and to set a baseline to our success that is measurable.
We switch from carbon intense to low carbon energy sources, wherever possible, and in the event that it cannot be negated, we balance omissions via other initiatives.
We utilise smart energy monitoring technology, when it is reasonably practicable to do so.
When sourcing external contractors, it is an important consideration that they also share our net zero ambitions, and are dedicated to playing their part in reducing their respective carbon footprint.
